Passive System

When applying radon mitigation techniques to new homes, installing a passive system is the way to go. Requiring the mitigation contractor to make multiple trips during the building process to ensure the systems effectiveness. Venting can appropriately be hidden in the interior walls or plumbing chases. A passive system performs best with clean/coarse aggregate beneath the home. Stack effect will cause underlying air to rise through the venting and is then vented out through the roof into the atmosphere. Typically a passive system will only reduce radon levels by up to fifty percent. After the home is complete a test should then be conducted. If levels are high, a fan can easily be added to maximize radon reduction.

The Wisconsin Department of Health Services shows up to 20% of all southeast Wisconsin homes exceed the EPA’s minimum level of 4 picocuries per liter. With some areas such as Waukesha, Washington or Dodge Counties showing rates above 60%.

With radon being dangerously high in southeastern Wisconsin and northern Illinois, building with radon mitigation in mind is the most affective, proactive thing that can be done to prevent the effects of this deadly gas.

The cost savings alone are greatly reduced as the home won't have to undergo retro-fitting later on, which will save on labor costs and allow for the ventilation system (pipes) to be hidden within the walls rather than being exposed on the outside of the home.

Homes equipped with radon ventillation systems typically run their de-humidifiers less-frequently, because the radon system can actually remove up to a gallon of water every few hours from beneath the slab. This helps prevent the growth of allergy-causing bacteria. The energy-savings from running the de-humidifier less-frequently can be substantial.
